For an owner, real estate is invested capital whose condition must be preserved, while its performance should be clear, measurable and supported by real data. Our work with owners and our understanding of the questions that arise throughout the property-management process have shaped a simple principle for us: it is not enough for an owner to hear a promise of high returns. The owner should understand what is happening with the apartment, who is staying in it, when check-in and check-out took place, what income was generated, what expenses arose and what condition the property is in.

For this reason, we do not build our proposition around inflated forecasts or figures that look attractive only before the agreement is signed. We assess the property, its location, condition, market position and real potential, and aim to set expectations based on data that can be explained and later compared with actual results.

We also understand the financial side of an owner’s decision: significant funds have already been invested in the property, and placing it under management should deliver more than an attractive presentation — it should produce a clear result. That is why profitability, preservation of the apartment, transparency of expenses and the quality of day-to-day management are equally important to us.

From Property to Full Management

Badam can become involved at different stages. If the apartment requires preparation, we can organise interior works, furnishing, additional equipment and preparation for operation. If the property is already ready, the process begins with assessing it, recording its current condition, preparing it for accommodation and establishing a management strategy.

Significant works, changes and expenses should not take place without the owner’s knowledge. They are agreed within the established process, while information relating to the property is retained so that the owner can understand not only the final result, but also how that result was achieved.

Full Transparency of Bookings and Stays

Every booking forms part of the property’s history. Stay dates, reservation status, check-in and check-out, the applied rate and booking-related data are recorded in the system and remain under Badam’s operational control. The owner is able to see the actual picture of how the apartment is performing, rather than only receiving a final figure at the end of the month.

This approach also applies to the periods between guests. Preparation of the apartment, changes in its condition, identified damage, required actions and other significant events can be recorded together with relevant information, photographs or videos. This creates a consistent and verifiable history of the property’s operation.

The Condition of the Apartment Is as Important as Its Revenue

Revenue should not be generated at the expense of losing control over the condition of the property. We treat the owner’s property as an asset that must not only generate income, but also be preserved. Attention is therefore given to wear and tear, damage, technical condition, required works and operating-related expenses.

If the condition of the property changes, the owner should be able to understand what happened, when it was identified and what action was taken. This is particularly important in intensive short-term rentals, where the condition of the apartment must be monitored continuously rather than occasionally.

Real Figures Instead of Promises

The owner receives reporting based on the property’s actual performance: bookings, revenue, applicable commissions, expenses and other available financial data. Our objective is not to present the most attractive figure, but to give the owner a clear picture of the result the property is genuinely producing.

Two levels of information display are available. Easy Mode shows the key indicators and the property’s current position without overloading the owner with detail. When required, the owner can switch to a detailed view and examine bookings, financial transactions, documents, change history and available reporting in greater depth.

Control of Required Actions and Deadlines

Property management involves more than guests and bookings. There are recurring actions and obligations that owners need to keep in mind — for example, notifications related to service charges, documents, deadlines and other property-related matters. The system can generate relevant notifications and reminders, while certain notices may also be sent to the owner by email.

A reminder, however, does not replace operational oversight. Badam also monitors the relevant processes on its side and, when a matter requires the owner’s attention or action, informs the owner in advance and maintains communication to reduce the risk of missed deadlines or unresolved matters.

Technology as a Tool, Not the Centre of Management

To support this model, Badam develops its own software designed around working with property owners. It brings information about the property, bookings, apartment condition, documents, financial data, notifications and transaction history together in one place.

Because the system is developed within the company, we are not limited solely by the standard logic of a third-party product. Owner feedback can be taken into account when developing the interface, reporting and new functions. Technology, however, remains a tool: responsibility for day-to-day management, process control and work with the property remains with the Badam team.

You Retain Control Without Managing the Operations Yourself

The main purpose of this approach is to separate control from the daily operational workload. The owner does not need to manage the calendar, communicate with every guest, organise check-in and check-out, supervise cleaning or coordinate every technical task personally. Badam handles these operations.

But handing over operational work does not mean losing access to information. The owner retains access to key data, actual reporting and the history of the property, and can understand what is happening with the apartment and what result it is generating.
