House Rules

These House Rules establish the principal rules of stay and conduct for guests and visitors at properties managed by Badam Holiday Homes (“Badam”). They apply together with the Terms and Conditions, Refund & Cancellation Policy, the conditions of the specific booking, the rules of the relevant building or residential community, and mandatory legal and regulatory requirements.

The primary guest is responsible for ensuring compliance with these House Rules by all registered guests, visitors and other persons to whom the primary guest provides access to the property.

Purpose of the Property

The property is provided exclusively for lawful temporary accommodation as a Holiday Home. It may not be used for illegal activities, unauthorised commercial activities, events or other purposes inconsistent with the intended use of the property and the booking conditions.

Subletting, transferring the right of occupancy or making the property available for independent occupancy by third parties without Badam’s prior approval is prohibited.

Number of Occupants

The number of occupants must not exceed the permitted capacity of the specific property and the number of persons stated or agreed in the booking.

All persons actually staying at the property must be properly registered where such registration is required by applicable rules. Badam may request the necessary identification information and documents.

The presence of unregistered occupants or exceeding the permitted number of persons constitutes a breach of the rules of stay and may result in a requirement to remedy the breach immediately and other measures provided for by the Terms and Conditions and applicable law.

Visitors

Visitors are permitted only subject to the restrictions applicable to the specific property, building or residential community and the requirements of the Dubai Department of Economy and Tourism (DET).

Unless a stricter restriction applies to the specific property or building, the number of visitors must not exceed the applicable regulatory limits. Under the current DET requirements, the general guideline is no more than one adult and one child under 14 years of age per bedroom and no more than six visitors, unless a higher number is permitted through the applicable approval process.

Visitors may not remain in the Holiday Home between 00:00 and 08:00 unless expressly permitted by the applicable rules and duly agreed.

The primary guest is responsible for the conduct of visitors and for their compliance with these House Rules.

Minors

A person under 18 years of age may not independently act as the primary guest or check in without an accompanying adult, unless expressly permitted by applicable requirements.

The accompanying adult is responsible for proper supervision of minors. Children must not be left without necessary supervision in circumstances that may create a risk to their safety or to property.

Quiet and Respect for Neighbours

Guests and visitors must respect neighbours and must not create excessive or disturbing noise at any time of day, including during arrival and departure.

Particularly strict quiet hours must be observed from 22:00 to 08:00. During this period, loud music, shouting, noisy gatherings and other conduct capable of disturbing neighbours are not permitted.

Reasonable complaints from neighbours, building security or the management company must be addressed by the guest immediately.

Parties and Events

Parties, large gatherings, events and similar activities are not permitted at the property without Badam’s prior written approval and, where necessary, the relevant approval of the building, community or competent authority.

An unauthorised party or event, particularly where accompanied by noise, excessive numbers of persons, complaints from neighbours, intervention by security or a safety risk, may be treated as a material breach of the conditions of stay.

Conduct, Safety and Lawful Behaviour

Guests and visitors must behave lawfully and must not create a threat to life, health, safety, property or the normal use of the building by other persons.

Fights, physical violence, threats, dangerous or aggressive conduct, intentional damage to property, illegal activities, possession or use of items or substances prohibited by law, and other conduct in breach of the laws of the UAE or the Emirate of Dubai are prohibited.

Abusive, threatening or aggressive conduct toward Badam employees, contractors, neighbours, building security, representatives of the management company or other persons is prohibited.

Where circumstances indicate a threat to safety, violence, a possible offence or a need for intervention by competent authorities, Badam may contact building security, the police or other authorised authorities.

Smoking

Smoking inside the property is permitted only where expressly allowed for the specific property. If the property is designated as non-smoking, smoking inside is prohibited, including cigarettes, cigars, shisha and other smoking products.

The use of electronic cigarettes and similar devices is governed by the rules of the specific property and building.

The guest may be responsible for confirmed costs associated with removing odours, smoking residue, damage or additional cleaning resulting from a breach of the applicable smoking prohibition.

Pets

Pets are permitted only in properties where they are allowed and only with prior approval where such approval is required by the booking conditions.

The guest is responsible for the animal’s conduct, compliance with building or community rules, cleaning, and confirmed damage or additional costs directly caused by the animal.

Care of Property

Guests must treat furniture, appliances, equipment, linen, tableware, decorative items and other property within the accommodation with due care.

Any damage, malfunction, loss or other material problem must be reported to Badam within a reasonable time after discovery.

The guest must not independently repair equipment, interfere with electrical, plumbing, air-conditioning, fire safety or other engineering systems, or engage third-party contractors without Badam’s prior approval, except where immediate action is objectively necessary to prevent more serious damage or a safety risk.

Damage and Additional Costs

The primary guest is responsible for confirmed damage, loss of property and reasonable additional costs arising from the acts or omissions of the guest, visitors or other persons to whom the guest provided access to the property, to the extent provided by applicable law.

Where justified by the circumstances, such costs may include repair or replacement of damaged property, lost keys or access cards, cleaning beyond ordinary post-stay cleaning, remediation of the effects of prohibited smoking, and fines or charges arising directly from a breach of applicable rules.

The Security Deposit, where applicable, is not a limit on the guest’s financial liability. If confirmed amounts exceed the amount of the deposit, the guest must pay the relevant difference.

Keys, Access Cards and Means of Access

Keys, access cards, key fobs, remote controls, parking cards and other means of access must be used only by guests and persons authorised to access the property under the conditions of stay.

Providing them to unauthorised persons, copying them or using them in a manner that creates a security risk to the property or building is prohibited.

Loss of any means of access must be reported to Badam immediately. Reasonable costs of replacement, blocking, reprogramming or restoring access may be charged to the guest.

Parking

Guests and visitors must use only authorised parking spaces and comply with the parking rules of the relevant building or community.

The number of vehicles and availability of parking depend on the specific property and building rules. Parking in prohibited areas or obstructing other residents is not permitted.

Fines, towing or other costs arising directly from a breach of parking rules by the guest or a visitor are borne by the responsible person in accordance with the applicable rules.

Facilities and Common Areas

Use of swimming pools, gyms, beaches, children’s areas, common areas and other facilities is subject to the rules of the building, community and applicable safety requirements.

Access to particular facilities may be temporarily restricted by the management company, community, government authority or due to maintenance. The guest must comply with building staff instructions and established operating hours.

Minors must use facilities under appropriate adult supervision where such supervision is necessary or required by the rules of the relevant property.

Fire and General Safety

Emergency exits must not be blocked, and smoke detectors, fire alarms, sprinklers, fire extinguishers and other safety equipment must not be disabled, covered, damaged or interfered with.

Conduct creating an unreasonable risk of fire, flooding, damage to engineering systems or other danger is prohibited.

In the event of an accident, fire, water leak, smell of gas, serious technical malfunction or other situation capable of causing harm to persons or property, the guest must immediately take reasonable safety measures and notify Badam and, where necessary, emergency services or building security.

Cleanliness, Rubbish and Waste

Guests must maintain the property in a reasonably clean condition and comply with the building or community rules regarding household waste and recycling.

Rubbish must be disposed of only in designated containers and areas. Leaving rubbish in corridors, lifts, lobbies, parking areas or other common areas is prohibited.

Excessive soiling of the property requiring cleaning materially beyond standard post-stay cleaning may result in reasonable additional charges.

Badam Access and Maintenance

Badam respects the guest’s right to peaceful use of the property. However, the guest must provide reasonable access to Badam, authorised personnel or contractors where necessary for urgent repairs, emergency response, inspection of a material malfunction, prevention of further damage, safety or compliance with mandatory requirements.

Where possible, the guest will be notified in advance, except in emergencies.

Unreasonable refusal of necessary access may be taken into account when determining responsibility for consequences of a problem that Badam was unable to inspect or remedy in a timely manner.

Personal Belongings

Guests must take reasonable measures to safeguard their money, documents, valuables and other personal belongings.

Upon Check-out, the guest must inspect the property and remove personal belongings. Items found after departure are handled in accordance with the Terms and Conditions and Badam’s internal procedures.

Check-out

The guest must vacate the property and return the required means of access no later than the established Check-out time unless late Check-out has been confirmed by Badam in advance.

Before departure, the property must be left in a reasonable condition, without rubbish left in undesignated areas and without guest property that interferes with preparation of the property for the next stay.

Unauthorised late Check-out that causes additional costs, delays cleaning or creates problems for a subsequent booking may result in applicable additional charges in accordance with the Terms and Conditions and booking conditions.

Breach of House Rules and Termination of Stay

Badam may require an immediate cessation of any breach of these House Rules and, where applicable, the removal of unauthorised visitors.

In the event of a material or repeated breach, including an unauthorised party, serious noise violation, exceeding the permitted number of occupants, unauthorised overnight visitors, violence, threats, dangerous or aggressive conduct, illegal activity, intentional or grossly negligent damage to property, or creation of a material safety risk, Badam may take measures provided for by the Terms and Conditions and applicable law, including termination of the stay and requiring the property to be vacated.

If the stay is terminated as a result of a material breach by the guest, the price of the unused period of the stay is non-refundable to the extent permitted by applicable law, the applicable rate and the conditions of the relevant booking channel.

Termination of the stay does not release the guest from the obligation to pay confirmed damage, fines, additional costs or other amounts arising from the breach.

Rules of the Specific Building or Property

Certain properties may be subject to additional or stricter rules imposed by building management, the residential community, the owner or competent authorities. Such rules apply in addition to these House Rules if they have been properly communicated to the guest or are mandatory for users of the relevant building.

If any provision of these House Rules conflicts with a mandatory requirement of law or a competent authority, the relevant mandatory requirement applies.
