We develop a pricing strategy based on demand, seasonality, market dynamics and the potential of each individual property.

In short-term rentals, pricing should not remain fixed. We analyse the property’s characteristics, location, type and capacity, level of furnishing and equipment, available facilities, competitive environment and current market conditions to determine an appropriate market position for the apartment.
The nightly rate is then adjusted according to the season, days of the week, length of stay, current demand, market occupancy, holiday periods, major events in Dubai and other factors that may influence demand. This allows pricing to remain dynamic rather than relying on a single rate throughout the season.The objective of the strategy is neither to set the highest possible nightly rate nor to pursue occupancy at any cost. We seek the right balance between the rate and occupancy level, with a focus on the property’s overall revenue performance.Pricing is continuously monitored by our team. We track the market, booking pace, occupancy of available dates, average accommodation rate, and periods that are selling faster or slower. Significant changes in market conditions become a basis for reviewing the strategy rather than mechanically changing the price.At the same time, the owner retains transparent control over the property through the available tools and application. The owner can view up-to-date information about the property, changes, reservations and performance. In this way, pricing remains flexible while the management process remains transparent to the owner.Every new reservation and changes related to the property are recorded in the system and remain under Badam’s operational control. This makes it possible to review the property’s activity history, track changes and maintain transparency between the management company and the owner.For specific periods, special rates, minimum-stay restrictions and other pricing conditions may be applied when they help make more effective use of available dates and the property’s potential.The owner receives information about the property’s performance and revenue. Pricing therefore becomes not a one-time determination of a rate, but a continuous process of analysis, control and adjustment throughout the entire management period.As a result, the price of each apartment is determined according to its actual market position and changing demand conditions.
